CCL Management is Dane County’s Premier Leasing and Property Management firm. CCL Management’s success begins with leasing of your home, condo, town home, duplex or investment property. CCL Management operates as a real estate brokerage and performs Leasing services as governed by Wisconsin Real Estate Code and local ordinance. Upon securing qualified tenants to your consented terms, CCL Management will draft a Wisconsin Realtor Association, state bar approved lease, incorporating any negotiated Non-standard rental terms, include a Lead Based Paint disclosure if applicable to your property, and sign the binding contract as Agent of Owner.

Leasing entails significantly more than simply placing a sign in the front yard. CCL Management uses this website as a launch point for a number of advertising websites, the South Central Wisconsin Multiple Listing Service (for real estate professionals),  and paid advertising through search engines such as Google. CCL Management has increased web traffic on this site over 50% year over year and has grown our properties managed, after successful lease, almost 400% in a few short years.

CCL Management works directly with, and is a trusted resource for a number of local real estate relocation departments, individual Realtors, and larger scale local employers. CCL Management does pay referral fees to individual real estate agents or brokers who tenant’s successfully lease our properties. Our relationship with these real estate professionals drives our success and allows us to offer our clients (the landlords) a predictable rental outcome in an otherwise unpredictable real estate marketplace.

As a client of CCL Management you are essentially hiring a staff of well prepared, very experienced professionals to partner with in managing your property.  Our Office Manager brings CPA knowledge and guidance to provide you with management of monthly disbursements, proper year-end tax paperwork that allows you to simply hand it over to your tax preparer and much more.  You can feel comfortable knowing that maintenance of your property is being overseen and directed by very capable hands through our Maintenance Director who was has prior experience with coordinating maintenance on over 1400 University Housing units.  CCL Management’s General Manager offers over 22 years experience in risk assessment from the lending and mortgage industry.  Because of this you will find that our tenant qualifying practices resemble a more stringent and structured process that you would be accustom to seeing from a lending institution.   Our professional staff of leasing agents, listing agents, maintenance technicians and executive assistant are very professional and trusted assets of CCL Management.

CCL Management offers three different leasing services to cater to your specific property needs.  You will find each option clearly detailed in the corresponding tab below.  We look forward to helping you with your needs as a valued client.

The Lease only option caters to owners who have previous property management experience and knowledge, that are looking for assistance in marketing and finding a tenant only.

With this option CCL Management will:

  • Market your property
  • Schedule and perform all showings
  • Collect, process and qualify tenant applications with 20 plus years of risk assessment experience
  • Complete and execute applicable lease documentation in accordance with Wisconsin Real Estate Laws using State BAR approved Wisconsin Realtor Association contracts
  • Collect security deposit, first months and all up front funds
  • Coordinate the move in and key pickup, as well as disbursement of client funds

After tenants have picked up keys from CCL Management the owner will resume all day to day property management duties and CCL Management’s contractual obligations fulfilled.

Lease Only pricing is as follows:

  • A $250 Administrative/Marketing Fee collected at time of listing contract signing
  • A Lease Success Fee equivalent to 1 month rent

CCL Management strongly discourages first time landlords, especially those that are not in close physical proximity to their property, from managing their own property.

ALL PROPERTIES MUST BE CLEANED TO MEET THE STANDARD OF PROFESSIONAL CLEANERS. ALL CARPET MUST BE PROFESSIONALLY SHAMPOOED PRIOR TO TENANT MOVE IN.   ALL STANDARD HEIGHT WINDOWS MUST HAVE WINDOW COVERINGS.  ALL LANDLORDS MUST AGREE TO MEET THESE STANDARDS OR PAY THE SERVICE CHARGE FOR HAVING THIS WORK PERFORMED BY CCL MANAGEMENT ON THEIR BEHALF.

The Lease and Manage option is a “hands free” option allowing the property owner to exist on the sidelines while CCL Management does the work.  This service is the most popular among our clients.

With this option CCL Management will:

  • Market your property
  • Schedule and perform all showings
  • Collect, process and qualify tenant applications with 20 plus years of risk assessment experience
  • Complete and execute applicable lease documentation in accordance with Wisconsin Real Estate Laws using State BAR approved Wisconsin Realtor Association contracts
  • Coordinate the move in and key pickup as well as disbursement of client funds
  • Full property management services

Property management services include but are not limited to:

  • Monthly rental collection
  • Disbursement of monthly funds including a monthly ledger for client
  • Enforcement of lease contract
  • Posting and proper documenting of notices
  • Eviction actions if necessary
  • We also provide clients with organized and compliant documents for your year-end tax preparation
  • 24 hour maintenance service with after hours emergency line
  • Execute lease end tenant check-outs
  • Security deposit mitigation and disbursement at lease end, as well as the duties and preparation required for turning a property to a new tenant

Lease and Manage pricing is as follows:

  • A $250 Administrative/Marketing Fee collected at time of listing contract signing
  • A Lease Success Fee equal to 5% of the first year annualized rent. Example: rent of $1500 x 12 months = $18000 x 5% = $900.00 Success Fee which is deducted from the upfront funds collected from the tenant.
  • Property Management Fees are charged at a rate of 8% of the monthly rent.  Example: rent of $1500 x 8% = $120.00 monthly, deducted from landlord’s monthly rent disbursement.
  • A renewal fee of $250 upon execution of any lease renewal or lease extension exceeding 3 months.

ALL PROPERTIES MUST BE CLEANED TO MEET THE STANDARD OF PROFESSIONAL CLEANERS. The Manage Only option is a transitional solution for a landlord who has decided they are no longer interested in managing their own properties and are looking for a Management Company to takeover.  This transitional tag evolves into the Lease and Manage option.  CCL Management then becomes your representative as the property manager, collecting rent, preforming maintenance, directly communicating with tenants and when a vacancy arises we would act to fill that for the landlord.

Property management services include but are not limited to:

  • Monthly rental collection
  • Disbursement of monthly funds including a monthly ledger for client
  • Enforcement of lease contract
  • Posting and proper documenting of notices
  • Eviction actions if necessary
  • We also provide clients with organized and compliant documents for your year-end tax preparation
  • 24 hour maintenance service from a maintenance department headed by a Licensed General Contractor
  • Execute lease end tenant check-outs
  • Security deposit mitigation and disbursement at lease end, as well as the duties and preparation required for turning a property to a new tenant

Management pricing is as follows:

  • Property Management Fees are charged at a rate of 8% of the monthly rent.  Example: rent of $1500 x 8% = $120.00 monthly, deducted from landlord’s monthly rent disbursement
  • A renewal fee of $250 upon execution of any lease renewal or lease extension exceeding 3 months
